　　国内首个以销售员为统计对象的楼市销售排行榜日前在北京诞生，排名第一的销售员据悉已在今年斩获了3.4亿元的业绩。业界人士认为，随着北京楼市限购政策的持续和商业地产的复苏，销售模式发生巨大变化，在这一过程中，销售员个人素质也对楼市项目销售产生越来越大的影响。
　　统计显示，截至11月底，北京排名前十的销售员的销售总额共计达22.7亿元，这一数字足以媲美北京销售最火热的楼盘项目。根据新浪乐居的统计，2011年度夺得北京商品住宅销冠的金茂府其年度销售总额也不过46亿元。
　　业内人士指出，住宅市场受限后，市场中的热钱便流入到了商业地产。而商业地产的投资，具有专业程度高、客户分散等特性，这也使得销售员个人素质在销售过程中的影响被逐步放大，影响销售结果的不再仅仅是楼盘质量、开发商品牌。(张达)
